PaiBox is a real estate investment and operations company focused on managing and optimizing single-family rental portfolios across multiple markets in the United States. They are seeking a highly organized and detail-oriented Portfolio Operations & Transactions Associate to support portfolio operations, property dispositions, and investor reporting in a fast-paced environment.
Responsibilities
- Perform sale and disposition process for SFR assets from listing through closing
- Perform underwriting, acquisition analysis in targeted investment area through MLS
- Prepare pricing recommendations for management review
- Create and publish property listings
- Review and manage incoming offers
- Support negotiations and coordinate with buyers, agents, attorneys, and internal teams to move transactions forward
- Prepare and organize closing documentation
- Coordinate buyer repair requests during due diligence periods with the property management team
- Follow up proactively to ensure repairs and closing deliverables are completed on time
- Maintain and organize portfolio databases, property lists, and operational documents
- Manage portfolio tracking spreadsheets and internal reports
- Prepare and review monthly lease renewal rent estimation and suggestions
- Prepare quarterly investor updates for investment funds
- Collect, organize, and summarize portfolio performance data
- Coordinate information across teams to produce investor reports
- Support ad hoc portfolio and operational projects
- Support the leasing team with MLS listing coordination
- Provide operational support across multiple business functions
- Occasionally assist with acquisition-related activities as needed
Skills
- Master's degree in Real Estate, Finance, Business, Economics, or a related field
- 2–3 years of experience in real estate investment, operations, asset management, or a related field
- Strong organizational and project management skills
- Strong written and verbal communication skills
- Ability to manage multiple priorities simultaneously
- Exceptional attention to detail and follow-through
- Mandarin Chinese proficiency is preferred
- Strong interpersonal and stakeholder management skills
- Ability to proactively follow up and drive projects to completion
- Comfortable coordinating across multiple parties and keeping transactions moving forward
- Resourceful, persistent, and solutions-oriented
- Able to identify bottlenecks and resolve issues before they become problems
- Comfortable working in a fast-paced entrepreneurial environment
